How is the monthly mortgage payment calculated in Saudi Arabia?
The monthly installment uses the standard reducing-balance (APR) formula Saudi banks apply: the financed amount, annual profit rate, and term determine a fixed payment. The calculator also supports flat-rate (add-on) products where profit is charged on the full principal for the whole term.
What is the maximum home financing percentage?
Per SAMA rules, banks finance up to 90% of the property value for a first home (10% minimum down payment) and up to 70% for a second home.
What is the maximum monthly deduction (debt burden ratio)?
Total monthly obligations including the mortgage cannot exceed 65% of income under SAMA's responsible-lending rules, and personal loans are capped at one-third (33.33%) of salary. The calculator enforces both limits automatically.
Does the calculator include the REDF (Sakani) subsidy?
Yes — eligible first-home buyers with a salary of SAR 14,000 or less receive the REDF profit subsidy on the first SAR 500,000 of financing, and the calculator shows the installment after the subsidy.
